Hi, I’m John H. certified home inspector and founder of GoTech home inspections, today I wanted to talk to you about the importance of getting a Sewer Scope Inspection in Edmonton.
A sewer scope inspection in Edmonton is a visual non-invasive inspection of your home’s main sewer line from the clean-out to the main sewer lateral.
We use very expensive professional-grade equipment that provides us with a video that documents the current state of your sewer line.
Now if you’ve requested a sewer scope please ask the home’s current occupants to locate and make accessible the clean-out for the home sewer line, with older homes these can sometimes be buried obscured, or even rusted shut and may need to be cut and removed in order to provide us with access to the sewer line.
Replacing a home sewer line can cost $20,000 or more and the home’s occupants may not even know they have a problem. So it really behooves you to conduct a sewer scope prior to the end of your contingency period.

GoTech home inspections license inspectors have been specifically trained to identify significant defects in the sewer line that include breaks, root intrusion, offsets, and bellies that can lead to debris accumulation and blockage as well as other defects that may affect the functionality of the sewer line.
Even brand new homes may have defects that should be addressed prior to the end of the contingency period. Because many of the defects in a sewer line are hidden from view you need special equipment to view and document them, it’s really critical that when you are doing a home inspection on a new home you add on a sewer scope so that you can avoid unnecessary surprises.
GoTech home inspections provide completely unbiased sewer scope inspections. If there’s a problem with your sewer line we’ll let you know, but we’re not going to use an already stressful time in order to push unnecessary repairs.
As you can see having a sewer scope is an important addition to any home inspection, if you haven’t requested one already make sure to reach out to your home inspector and have them add it to your appointment today thanks.

Home Inspection Tips for Home Buyers
Now that you know your sewer’s in good working order be sure to take care of it, remember anything that goes down that drain goes down that line, and avoid using your kitchen disposal like a trash and vegetable skins, coffee grounds and eggshells easily clog up sewer lines
Cooking oils and grease can build up on the interior of the line restricting flow all of these are better disposed of in the trash just like grandma did.
Now in the bathroom, flushable wipes should never be flushed down the toilet these monsters absorb fats and oils in the sewer line and grow into slimy mountains. That those in the sewer industry affectionately call fatbergs can damage your entire line and cost you a small fortune to remove.
Also, avoid flushing baby wipes, diapers feminine, hygiene products, condoms a simple drain strainer.
Installed in the shower will keep excess hair and shampoo from clogging up the shower lines.
I hope this illustration will help to avoid the high cost of repairs. It’s important to know the state of your sewer line before you buy. Also bear in mind, that home insurance ends at the perimeter of the house, so any repairs that need to be done to the sewer line are going to be the homeowner’s responsibility..

FREQUENTLY ASKED QUESTIONS
Do I need a Sewer inspection?
Have you ever dealt with a sewer backup? That can be really nasty and expensive to fix, probably starting around five thousand dollars but easily working its way up into the fifteen to twenty thousand range or even above. This is not something that you want to deal with the first year after purchasing your new home? This is really something you never want to deal with.
What if you’re in the city and you’re just buying a little tiny house on a little tiny lot that was only built two years ago and so the sewer should be working perfectly fine right it’s the sewer doesn’t the city take care of those things?
They do, but how will the city know if there’s a problem with the sewer coming from your house to the sewer if you don’t inspect it. They’re not magicians they can’t magically know these problems.
So when you’re purchasing a house even with city sewer, It’s wise to do a sewer scope because again you’re not going to know and your agent can’t know. Honestly, the home inspector doesn’t know entirely, unless you do a sewer scope, that’s where a plumber will come or another inspector will come. They will put a camera actually down the sewer line and they’ll look around the sewer line with the camera just to make sure, that there are no obstacles there are no roots, that’s what we see all the time is that roots have intruded into the sewer system.
Roots love to be in the sewer lines. What a great place to drink water and grow a healthy tree right? But it’s not good for your sewer. So the sewer scope will look for holes, roots, cracks or separated pipes and this is so important for you to do to protect yourself to just know that the home that you’re purchasing is in good working order, because again, even if it’s a brand new home, and you feel like the septic should be working perfectly fine, if a sewer scope has not been done, there’s a chance that the pipes came across, and roots are now intruding into the system ,and while the water may still be flowing freely to the sewer Now, if this problem isn’t fixed over time as that tree becomes more established and the roots get bigger and bigger, it could block the system and it could create tremendous problems for the future, which again could cost five thousand or even upwards of twenty thousand dollars to fix depending on the problem, and i’m not throwing around these big numbers to scare you, just to let you know really, it’s worth it to have an inspection, if you have any questions about this or other things that you need to know when purchasing house i’d be happy to help I’m John H.
