Home inspections are a way to vet a home before you buy it.
Let’s face it: Buying a home is a huge investment, and you can’t exactly read amazon reviews to get a sense of any problems that might crop up after you’ve made a purchase.
So, how much does a home inspection cost?
The average cost is $300 to 500 dollars
But keep in mind, that pricing will depend on the size of your home, where you live, and what you want inspected.
As a buyer, your lender may not require you to get an inspection in order to qualify for a loan but, for your protection, most real estate agents recommend you get one.

So what are home inspectors looking for?
Typically, they’ll check out the grounds for possible water or septic problems.
1. The structure for foundation, window, or door problems.
2. The exterior for rot, decay, and excavation problems.
3. The roof for shingle, flashing, and fascia problems.
4. The interior for framing, insulation, HVAC, plumbing, and electrical issues.
5. And the kitchen for electrical code compliance, operating cabinets, and plumbing problems.
How long do home inspections take?
An inspection of a typical house takes two to three hours and can vary depending on the size of your house, and any additional special inspections.
How much do special home inspections cost?
Specialty inspections go beyond the typical scope of a home inspection, and can include anything from radon to well water to termite issues.
And another inspection that I highly recommend to clients is a main line sewer inspection.
During a mainline sewer inspection, a technician will take a camera through the main sewer line and help determine the shape of the sewer.

These extras can inflate the price by anywhere from $25 to $200, depending on whether the inspection requires special equipment, or lab testing.
How do you know which specialty home inspections you need?
Ask your real estate agent, of course.
Armed with knowledge from your home inspection report, you may be able to either insist that the seller repair certain issues before closing, renegotiate the price to reflect future repairs, or walk away without losing your hard-earned money.
Although a home inspection costs you money now, it’s better to know about problems before you buy a new home than to be surprised by the cost to repair them further down the road.
